Longmont City Council postpones Quail Road annexation decision

The Longmont City Council postponed making a decision Tuesday about a plan to build up to 310 residential units at 8902 Quail Road in the southwest part of the city.

Instead, the council voted to talk about the item again at its scheduled Feb. 4 meeting. The roughly 17.3-acre site is currently zoned for agricultural use in unincorporated Boulder County.

Ryan McBreen, of Norris Design, a representative of the applicant interested in annexing the land to the city and building the new housing units, noted in a letter to the City Council that the development conforms with Envision Longmont, the city's comprehensive plan, which is a planning document used for development. If the council approves the proposed 310 housing units, the gross density would be about 17.9 dwelling units per acre.

The development team has indicated that they would offer for-rent units.

Councilmember Shiquita Yarbrough said near the beginning of Tuesday's meeting that she wanted more information about "all of the above" as it relates to the annexation process, the project's concept plan and other details.

"We have been inundated with emails and concerns," Yarbrough said. "I want to get more clarification as to what the developer can do, what we can add into that plan."

The site is generally south of Quail Road, north of Clover Basin Drive, west of Wildfire Court and east of Airport Road. It is in a county enclave within the southwest region of the city.

Roughly 25 people signed up to speak about the annexation and concept plan, many of whom wore red stickers that said "no more apts," referring to apartments that appear to be part of the development plan at the site.

Several speakers acknowledged that the site would eventually be developed but thought the plan as presented was too dense and not compatible with the surrounding neighborhood, especially with many of the nearby homes.
